Best rubber/seal protectant/preserver

This has been on my list of detailing products for a while but still can't find one that does all this things I need it to. I need it to:

1. Protect the rubber seals round doors/windows from UV rays
2. Help prevent doors freezing in winter
3. Not streak/run in rain
4. Make rubber look like new

The products I have looked at are:
1. http://www.einszett.co.uk/Gummi-Pflege.php  (Looked promising but apparently runs in rain and is best for interior seals)
2. http://www.autoglym.com/enGB/product-proddetail.asp?v06VQ=HE (Seems good but no UV protection and doesn't help prevent door freeze. It is also a spray which doesn't seem appropraite for rubbing on narrow door/window seals)
3. http://www.polishedbliss.co.uk/acatalog/swissvax-seal-feed-cat21.html (No UV protection)

Be great to get some advice from people who have been using a product which works well on most counts. Also I am parked outdoors 24 hrs a day so be good to hear from people in similar situation.

There you go fixed it for you.

I use Gummipflege on all the seals, predominantly the door ones, but not noticed it running in the rain :confused:

You need more than one product.

Use something like 303 Aerospace  Protection for the plastics and rubber. Gummipflege is excellent on inner seals and stopping doors from sticking in winter.

About a month as not had the car long and decided to get some after reviews i'd read and people's experiences on here (182_Blue uses it iirc)
